There are many PRC homes that we have rebuilt successfully and each design of home is repaired under different approved schemes.
These homes are repaired under the PRC homes license repair scheme. Unlike a 2 storey repair a Cornish property doesn’t need a new foundation, the reason for this is the concrete collums are internal and external, and so once these are both removed there is enough width on the original foundation for the construction of the traditional brick and block work. The first step is to support the ground floor ceiling joist using accrow props, this is repeated around the external walls of the property. Once this process is complete we then board each individual wall. The next step is to strip the vertical collums and horizontal slats, once this has been completed a traditional block work construction forming an insulated cavity and a facing brick of the customer’s choice. Re fit existing windows and doors, but we can supply new windows and doors if required. New facia soffit and guttering, internal plaster boarding and plastering of the new internal walls. This project can be completed in approx. 4-5 weeks and the client can live in the house while works are being completed, as this is just a ground floor repair we recommend the client live upstairs. Once all works are complete a PRC certificate is issued by the engineer also a sign off certificate from the local authority along with a fensa certificate for any NEW windows or doors installed.
The above houses once repaired will be fit to sell or buy using high street mortgage lenders with the exception of houses repaired using the wrap around scheme.
We can supply a list of the mortgage lenders that we know will approve mortgages on these houses. If you would like any information or details pleases contact us on:
